- 2Tailor the property plan Every plan covers timing, preparation, pricing and marketing, but the right answers differ. An investor needs numbers; an estate needs a practical path that the personal representative can explain to the family; a downsizing homeowner may need options before committing to a date.
- 3Coordinate preparation and marketing I coordinate the vendors a sale may need — clean-out, repairs, cleaning, staging advice, photography — and build a marketing plan suited to the property and its likely buyers.
- 4Guide the transaction through closing Offers, negotiation, inspections, appraisal and closing deadlines, with regular updates along the way so no one is left wondering where things stand.
